Terms of service
These terms are a contract between you and [operator legal name], operating as Viara Studio, for the use of viarastudio.ca and the studio app. Using the service means you agree to them.
Your account
You must be a licensed real estate professional, or someone working for one, in a province where you are entitled to advertise listings. Keep your sign-in private; you are responsible for what happens under it. One person per account unless a team plan says otherwise.
Your content
You keep ownership of the photos and details you upload and of the outputs the studio makes from them. You give us the licence needed to store, process and deliver them, including to the sub-processors named in the privacy policy. You confirm, at upload, that you hold the rights to use the photos for marketing the listing; a photographer's licence usually covers this, and it is yours to check.
AI-generated content and your regulator
Staged photos, scripts, captions and music are generated by AI from your inputs. The studio labels staged photos, keeps originals, checks structure, and provides board wording, as described on the compliance page. You remain responsible for what you publish and for meeting the advertising rules of your regulator and board, including reviewing every output before it goes out. The studio is not legal advice.
Fees, taxes, cancellation and refunds
- Prices are in Canadian dollars before tax. GST, and PST where it applies, are added at checkout.
- Subscriptions renew until cancelled. You can cancel in one click from Settings, Billing; the plan runs to the end of the paid period and does not renew.
- Annual plans may be refunded in full within 30 days of purchase. Monthly plans, Listing Passes and extra listings are not refunded.
- A listing is spent the first time you stage a photo or render a video on it. Unused Solo listings roll over for 60 days.
- Fair use: each staged photo includes up to ten versions. We may limit use that is plainly outside a single agent's listings.
- If a payment fails, the plan continues while Stripe retries; if it cannot be collected, the account returns to the free plan. Nothing you made is deleted.
Acceptable use
Do not upload photos you have no right to use, remove or alter compliance labels outside the studio, use the service to mislead buyers, scrape listing portals, or attempt to access another account. We may suspend an account that does.
Availability and changes
The studio depends on third-party AI, video and posting services and may be interrupted when they are. We aim for prompt notice and repair but do not promise uninterrupted service. We may change features and prices; price changes apply from your next renewal and we tell you at least 30 days ahead.
Liability
To the extent the law allows, our liability to you is limited to the fees you paid in the twelve months before the claim. We are not liable for indirect losses, including a lost sale or a regulatory penalty arising from content you published. Nothing here limits liability that cannot be limited under the laws of British Columbia.
Governing law
These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Disputes go to the courts of British Columbia.
